Buc-ee's, Amazon and New Homes: What Greenwood's Growth Means for Buyers and Investors
Greenwood has had a busy fall. In the span of a few weeks, the city approved a Buc-ee's travel center, Amazon announced a $100 million manufacturing plant, and the plan commission signed off on a new 102-home neighborhood.
If you own, rent, or are thinking about buying on the south side, here's what I'd pay attention to.
Amazon's $100 Million Plant on Collins Road
Amazon announced in late September that it will invest more than $100 million in a 585,000-square-foot facility at 1175 Collins Road. The plant will build equipment for Amazon's North American robotics and fulfillment network, including robotic welding, powder coating, fabrication and assembly.
The part that matters for housing is the jobs: 300 of them, with an average salary of nearly $100,000. Operations are expected by 2028.
Here's some quick math. A household earning $100,000 brings in about $8,333 a month before taxes. At this week's 7.24% rate, principal and interest on a $320,000 home with 5% down is about $2,072 a month, or roughly 25% of that gross income. That's a buyer who can comfortably afford the typical central Indiana home.
Buc-ee's at I-65 and Worthsville Road
Greenwood's Common Council voted 7-2 in September to approve an $85 million Buc-ee's at Interstate 65 and Worthsville Road. Plans call for a 74,000-square-foot store with 120 fueling stations and 42 EV chargers, plus 175 to 225 jobs.
Buc-ee's also plans about $13 million in local traffic improvements, including new roundabouts. The travel center is slated to open in 2028.
If you live near Worthsville Road, expect construction traffic over the next couple of years. Over the long run, road upgrades and new jobs at an interchange tend to pull more commercial development toward it.
102 New Homes on the Way
In early October, the Greenwood plan commission approved a new 102-home development. More new construction gives buyers more choices. It also gives resale sellers more competition, so pricing and condition matter even more.
What This Means for You
Buying: Buying now puts you ahead of the 2028 openings. Homes near new job centers usually see demand build as opening dates get closer. Lock in a payment you can handle today, and you're positioned for that growth.
Selling: Central Indiana homes averaged 47 days on market in September, according to MIBOR data, so future headlines won't sell your house this month. Price it for today's market and lean into the commute, because Greenwood's I-65 access is a real selling point.
Investing: 300 jobs averaging nearly $100,000, plus 175 to 225 more at Buc-ee's, means new renters and future buyers in Johnson County. Run your deals at today's 7.24% rate and treat the job growth as upside on top of numbers that already work.
My Take
None of these projects opens tomorrow. Amazon and Buc-ee's are both pointing to 2028. Still, this is exactly the kind of growth I look for when I help clients choose a southside area to buy or invest in. Greenwood is adding employers, roads and housing at the same time, and that combination tends to support values over time.
If you're weighing Greenwood against Franklin Township, Perry Township or Beech Grove, I'm happy to walk you through what each one offers for your budget.
